What is the Building Logbook?

The Building Logbook is a set of graphic and written documents that constitute the archive and record of the history and technical, legal, and administrative incidents of a building. It thus allows making available to the owner or the community of owners all the information, relevant data, and necessary instructions for (among other things) the proper use of the building's spaces, constructive elements, and installations; to be able to execute subsequent works of renovation, repair, or rehabilitation; to prove compliance with the obligations of the community of owners; and to be able to contract the necessary services and supplies.

What does the Building Logbook contain?

The Building Logbook contains the following documents:

  • The Project: This part of the Building Logbook includes the report, plans, budget, etc. That is, all those documents through which the technical requirements of the works are defined and determined.
  • Certificate of Acceptance of the work: This is the document that shall be signed by the developer and the builder.
  • List of participating agents: In this section, all the agents who intervened during the building process are identified.
  • Instructions for use and maintenance: All instructions for the use and maintenance of the building and its installations are documented here.

Where to find the Building Logbook?

As established in Art. 7 of the Law on Building Ordinance (LOE), the Building Logbook must be delivered to all final users of the building. In any case, should there be no direct access to this document, the President of the Community usually has a complete copy for the entire building.

If the Building Logbook is not delivered to the neighbors, and the President of the Community does not have it either, a copy can be requested from the College of Architects or the Town Hall of the municipality where the building is located.
