When selling a property, the developer is required to provide buyers with the home quality specification report (memoria de calidades). This document is a detailed description of the materials, finishes, and construction elements used in the property.

Through this report, the buyer receives written information about the technical materials and characteristics of the home, which serves as a guarantee for those purchasing off-plan properties, since they cannot physically inspect the home before construction is completed.

Its purpose is to ensure that the buyer does not receive a property that differs from what was originally agreed upon before construction began. If the developer cannot use the materials initially specified and needs to replace them, they must obtain the explicit consent of the property owner. Likewise, once construction is completed, it is advisable for the owner to verify that the final result matches the specifications agreed upon in the report.

What Does the Home Quality Specification Report Include?

According to Royal Decree 515/1989, the advertising and promotion of housing must reflect the actual characteristics of the construction project. This means that a property cannot be marketed with certain materials, finishes, or furnishings if the final construction does not match what was promised.

For this reason, the quality specification report must include a detailed list of:

  • Materials used in the construction.
  • Information about the project.
  • Technical characteristics of the building.

The document is usually designed to be as complete as possible. It often includes construction plans, which help the future owner understand the layout and plan the placement of furniture.

Some developers choose to make the quality specification report even more comprehensive by including additional information such as:

  • Property prices.
  • Payment options or financing plans.
  • Information about services, nearby commercial areas, and public transportation connections.

Who Prepares the Quality Specification Report?

Typically, the property developer is responsible for preparing the quality specification report.

To create this document, the developer usually relies on technical information provided by architects, material suppliers, and interior designers (when applicable). In some cases, municipal information may also be included to make the document more useful and informative for the buyer.
