Turnkey homes are those properties where engineers, architects, and builders are part of the same entity. Therefore, for the buyer, this means having a single provider who takes on each and every one of the tasks and procedures associated with the construction of the home.
The purchase of this type of housing is carried out through the signing of the so-called "turnkey contract," which offers numerous advantages for the buyer.
Advantages of turnkey homes
- Fixed budget. The client and the builder agree, from the beginning, on the work to be done and the corresponding prices for each task. If budget deviations occur during the construction process, it is the contractor or builder who assumes those costs. Therefore, the client ensures in this way that the builder will always seek the best market prices.
- The builder handles all procedures and work. The builder is responsible for carrying out all administrative procedures and obtaining the necessary permits to perform the construction work. Likewise, it is the builder's responsibility to hire suppliers or third parties to obtain any type of materials or services necessary for the execution of the project.
- Speed of execution. Different professionals are involved in the construction of a home and must be coordinated to optimize the timing of each task and follow a proper sequence. In turnkey homes, this responsibility lies with the builder, who is in charge of preventing delays, supervising all work, and streamlining the execution of the project as much as possible.
- A single point of contact. Throughout the entire construction process, the owner will only have one single point of contact: the builder. The builder will inform the buyer about the progress of each construction phase and resolve any possible doubts. Additionally, having a single contact person makes it easier for the client to resolve potential conflicts and claims simply and directly, both during and after the completion of the work.
