Developable land refers to land that is suitable for urban development, in other words, land that can be serviced and prepared for urban use through a planning and development process.
Types of developable land
There are three types of developable land depending on their characteristics and municipal planning status:
- Fully zoned developable land: this can be built on immediately.
- Sectorised developable land: land suitable for accommodating the growth of the city.
- Non-sectorised developable land: the remaining developable land that does not fall within the two categories above.
Other types of land: urban land and non-developable land
In addition to developable land, land is also classified as urban land and non-developable land. These classifications determine what can and cannot be done on a given plot, as well as the rights and obligations of the owners in relation to it. Urban land is land that is included within the planning framework of a given area and is already provided with roads, streets, sewerage, lighting and similar infrastructure. Non-developable land, by contrast, is land subject to specific protection and is not suitable for current or future development.
