Property registry extract: What it is and how to request it

To apply for a mortgage or to check specific information about a property in Spain, we rely on the Land Registry Certificate. Here is everything you need to know about how to request it.

What is a Land Registry Certificate?

A Land Registry Certificate is an official document issued by the Land Registry that provides a summary of the property's legal status, including its description, ownership details, and any existing rights or encumbrances (such as debts or liens) held against the property.

What is its purpose and what information does it contain?

It is important to note that this document is for informational purposes only. It provides all relevant details about a property, which is essential for making informed decisions during a real estate transaction. It is also a mandatory requirement for property appraisals when applying for a mortgage.

Regarding the information contained in the certificate, you will find:

  • Ownership: Legal identity of the owner(s).
  • Charges: Any existing mortgages or legal constraints.
  • Property Description: Physical characteristics (location, net and gross floor area, plot details, and the cadastral reference number).

How to request a Land Registry Certificate?

You can now request a certificate online through the official portal of the Spanish Association of Land and Mercantile Registrars. Simply select the option "Request a property certificate."

Alternatively, you can book an appointment to visit your local Land Registry office in person.

How much does it cost?

The cost is independent of other registration fees. Requesting a standard certificate usually costs around €9 (plus applicable taxes).

For online applications, payment is handled securely via credit card through the official payment gateway.

Delivery times and methods

If you apply online, once issued, the document is sent automatically to your email address.

If requested in person, the delivery timeframe is typically between 3 and 48 business hours, depending on the specific registry office.

Who can request it and when is it needed?

Anyone can request this information from the Land Registry. You do not need a specific professional license. However, you are required to state the reason for your request, citing a "legitimate interest" (such as being a potential buyer or a creditor).

In most cases, this process is linked to mortgage approvals or the due diligence phase before purchasing a home.
